We only offer this service to a limited number of clients, so that we can provide you with the best possible service in finding your dream home.

Overview of Service:

  • The process commences by discussing what attributes you are looking for in your new home, this may include, number of bedrooms, bathrooms, living areas, car accommodation, size of land or house, locational attributes such as proximity to schools, child care, shopping facilities, train station, parks etc.

  • Through our established networks of contacts we provide clients with the opportunity to purchase properties "off market" that are not offered to the general market.

  • Once we have identified a property that meets your criteria we undertake a comprehensive inspection of the property taking note of the quality of the improvements, fixtures and fittings, appliances, common areas, flow of the floor plan, size of bedrooms/living areas, natural light, orientation of house/block and identify any value add opportunities. 

  • We check the Certificate of Title,  zoning, planning overlays (floodway, heritage, environmental, development restrictive overlays), locational attributes, suburb median price history, transaction history of the property and estimate of likely purchase price having analysed comparable sales evidence.

  • We determine the fair market value for the property. We understand for most clients that are not actively in the property market day in day out that establishing what is fair market value is incredibly difficult and frustrating. Unfortunately the advertised selling price is used as a marketing tool rather than an indication of what the property is likely to sell for. With our market experience and valuation background we make sure that you are purchasing the property at or below fair market value.

  • We negotiate the purchase of the property with the estate agent or vendor on your behalf. This is very useful, as many home buyers have an emotional connection to the property which can cloud their judgment and impact their ability to negotiate effectively.

  • If the property is being marketed and sold through an auction campaign, we can bid at auction on your behalf.

  • If you wish to proceed to bid or purchase, we organise building and pest inspections.

  • We have a trusted network of conveyancers and financiers should you not have your own.

  • We guide you through the settlement process.
